Position: MEP Project Manager
Department: Engineering/Project Management
Reports To: Director of Engineering/Senior Project Manager

Position Summary

The MEP (Mechanical, Electrical, and Plumbing) Project Manager is responsible for leading the planning, design, coordination, and execution of MEP systems for construction projects. This role oversees all phases of MEP engineering from conceptual design through commissioning, ensuring systems are delivered on time, within budget, and meet performance specifications while coordinating effectively with architects, structural engineers, contractors, and clients.

Key Responsibilities

Project Leadership and Management

  • Manage multiple MEP projects simultaneously from design development through construction completion

  • Develop project scope, schedules, budgets, and resource allocation plans for MEP systems

  • Lead project teams including mechanical, electrical, and plumbing engineers and designers

  • Establish project goals, deliverables, and performance metrics aligned with client objectives

  • Coordinate with general contractors, subcontractors, and equipment vendors

  • Monitor project progress and implement corrective actions to address schedule or budget variances

  • Facilitate design reviews, coordination meetings, and progress reporting sessions

MEP Design Coordination

  • Oversee design of HVAC, electrical power and lighting, plumbing, fire protection, and specialty systems

  • Ensure MEP systems are integrated effectively with architectural and structural designs

  • Conduct clash detection and coordination using BIM/Revit MEP platforms

  • Review and approve mechanical, electrical, and plumbing design documents and specifications

  • Perform value engineering studies to optimize system performance and cost-effectiveness

  • Ensure designs comply with energy codes, standards, and client requirements

  • Coordinate low-voltage systems including fire alarm, security, telecommunications, and building automation

Technical Oversight and Quality

  • Review engineering calculations, load analyses, and system sizing for accuracy

  • Evaluate equipment selections and ensure specifications meet project requirements

  • Review contractor submittals, shop drawings, and product data for compliance

  • Conduct site visits to verify MEP installation quality and adherence to design intent

  • Troubleshoot design and construction issues related to MEP systems

  • Oversee commissioning activities and system performance testing

  • Verify completion of punch list items and system functionality

Budget and Cost Management

  • Prepare detailed MEP cost estimates and establish project contingencies

  • Monitor MEP expenditures and maintain financial tracking and forecasting

  • Review and negotiate change orders related to MEP scope modifications

  • Identify cost-saving opportunities while maintaining system performance and quality

  • Approve consultant and contractor invoices related to MEP work

  • Prepare regular financial reports including budget vs. actual analysis

Client and Stakeholder Management

  • Serve as primary client contact for all MEP-related matters

  • Present design concepts, system recommendations, and project status updates

  • Manage client expectations and address concerns proactively

  • Facilitate communication between design teams, contractors, and building operators

  • Coordinate with facility management teams for system training and documentation handover

  • Build and maintain strong client relationships to support repeat business

Regulatory Compliance and Permitting

  • Ensure MEP designs comply with building codes, energy standards, and environmental regulations

  • Coordinate mechanical, electrical, and plumbing permit applications and approvals

  • Interface with code officials, utility companies, and regulatory authorities

  • Maintain current knowledge of relevant codes including IMC, IPC, NEC, IECC, and ASHRAE standards

  • Address plan review comments and obtain necessary approvals

  • Ensure projects meet , WELL, or other certification requirements as applicable

Team Development and Mentorship

  • Mentor junior engineers and designers in MEP design and project management

  • Conduct performance reviews and provide constructive feedback

  • Foster collaborative team environment and promote professional development

  • Share technical knowledge and best practices across project teams

Required Qualifications

Education

  • Bachelor's degree in Mechanical Engineering, Electrical Engineering, or related engineering discipline required

  • Master's degree in Engineering or Construction Management preferred

Experience

  • 7-10 years of progressive MEP engineering and project management experience required

  • Proven track record managing commercial, institutional, or industrial building projects

  • Experience with multiple project delivery methods including design-bid-build, design-build, and CM at-risk

  • Healthcare, laboratory, data center, or mission-critical facility experience highly valued

  • Background in both design engineering and construction administration preferred

Technical Skills

  • Proficiency in Revit MEP, AutoCAD MEP, or similar BIM/CAD platforms

  • Experience with engineering analysis software (Trane TRACE, HAP, SKM PowerTools, Elite Software, or similar)

  • Strong understanding of HVAC systems, electrical distribution, plumbing systems, and fire protection

  • Knowledge of energy modeling, load calculations, and system optimization techniques

  • Familiarity with Navisworks, BIM 360, or other coordination and clash detection tools

  • Proficient in project management software (Procore, MS Project, Primavera, or similar)

  • Advanced skills in Microsoft Office Suite, particularly Excel for cost tracking and analysis

Professional Requirements

  • Professional Engineer (PE) license in relevant discipline required (Mechanical or Electrical)

  • PMP (Project Management Professional) certification preferred

  • AP BD+C, CEM (Certified Energy Manager), or similar credentials advantageous

  • Membership in professional organizations (ASHRAE, IEEE, ASPE, NFPA) preferred

  • Valid driver's license and ability to travel to project sites regularly

Physical Requirements

  • Ability to conduct regular site visits requiring walking, climbing stairs and ladders

  • Capability to inspect mechanical rooms, electrical rooms, rooftops, and confined spaces

  • Ability to work in various environmental conditions including extreme temperatures

  • Capacity to wear required personal protective equipment (PPE)

  • Ability to lift equipment and materials up to 30 pounds occasionally

  • Extended periods working at computer workstations for design review and documentation

Working Conditions

  • Office-based work with regular construction site visits (approximately 30-40% field time)

  • Work hours may extend beyond standard schedule during critical project phases

  • Occasional evening or weekend work to meet deadlines or attend coordination meetings

  • Travel to project sites within assigned geographic region

  • Exposure to active construction environments including noise, dust, and various weather conditions
